Local Business Listing Tools:  SMB & Real Estate You Must Do This! 

There are not many suggestions that I make that are as important as this, Right Now.  I have put together a How To: and  list of Local Business Listing Tools in hopes that you Stop What You Are Doing, and register your local business. As I recently posted I feel this is the near future of Internet Marketing.

In my humble opinion Google has made an enormous change to the way they deliver search results.

Let’s take a look at what I mean.

When I do a Local Search (include a city, neighborhood or community tag) the results used to be primarily Organic SEO results but now you get Local Business Listing results.

You notice that the paid ads do not change, but then there is a big change.  It used to be all organic results like the first three we see.  In this case of Real Estate it will always be Zillow, Trulia, Realtor.com, and Redfin in the first 2-4 organic results.  We can no compete with them.

But after the first couple of organic results we see a list of “Business Listings”.  We can and need to compete here!

Much like the real estate example there are paid ads, 2 organic results from the larger more established local roofers, but then a list of “Business Listings”.

Unlike the previous two examples, there is not a single organic result after the paid ads.  (dentists don’t generally have SEO) But like the others there is a list of “Business Listings”.

Hopefully I have made it painfully obvious how important this is.  And it is still new enough, that if you get on the ball you can reap the benefits.

1.  You MUST Create and/or Optimize Your Google Places Listings

Create Your Goolge Places Listing if you have not done so.  Preferably by creating a Google+ Profile creating a Google Plus Page and Linking it to your Google Places Listing.

  • Choose 5 services to offer
  • Choose your NAP (name address phone)
    • ex: Bill’s Roofing, 123 Main St. Bothell, WA 98011 (425) 555-5555
    • It is very important that you use the exact same NAP for all the steps!
  • Add all relevant business details to Google Places
    • website
    • hours
    • service area
    • payment type
    • additional services
  • Add 5 categories. These are your 5 services you offer.
    • 1 category must be a Google approved category.
    • The rest can be keywords.
  • Add your description
    • An easy-to-read summary of your business with keywords.
    • Never mention keywords more than once in a description.
    • Use the name of your city in the description.
  • Upload 8 photos.
    • Name your pictures with your keyword (services) + city (ex: bothell roofer).
    • Use Panoramio to find GeoTagged photos
  • Add A YouTube video.
  • Submit and verify your listing.
  • Add coupons to your listing.

2.  Register your business on Local Business Listings Sites creating a Standardized Business Citation:

Citations are defined as “mentions” of your business name and address on other webpages, even if there is no link to your website. An example of a citation might be an online yellow pages directory where your business is listed, but not linked to. It can also be a local chamber of commerce, or a local business association where your business information can be found, even if they are not linking at all to your website .  – GetListed.org

That means that you don’t even need to have a web page to benefit from this!

3.  If you do have a webpage, however, citations can link your webpage to the Local SEO results through the use of  NAP (Name Address Phone) Microdata:

All you need to do is copy and paste the above code into the Footer, Header, Contact Page, or widget of your website, and customize the highlighted text.

4.  Keywords (here is an SEO hint:  Keywords are ALWAYS Important)

Make sure that your website content is full of Local SEO keywords.

For example:  Don’t talk about the Renovated Rambler, talk about the Bothell Renovated Rambler, or the Gold Creek Bothell Renovated Rambler.

Add these keywords in your Title, Meta Description, Blog Post Titles, H1 & H2 Tags, Image Alts, Anchor Text, and in general website content.

5.  Get Reviews on your Local Business Citations

There really is not a tool for this, and that is why Google and Bing are giving them such depth and weight.  They are extremely hard to fudge and if you get caught you will be kicked off the network.  It is not worth it, so don’t try.

I personally would focus my efforts on getting clients to leave reviews on Google Places and Yelp.

    I’ve done some experiments on how seo keyword this. I saw it on the top and very durable. But there are many keywords to the top and can not find anywhere.

    Nice piece Jason. Just want to pick up one point about Categories for Google+ Local. You can now only choose Google approved categories and can no longer use custom keyword categories. Mike Blumenthal has updated his G+ Business category tool here – https://smrtl.cl/11WniZH – which works great for checking which ones work best for any particular business.
