There is no magic switch that makes an AI platform recommend you. There is, however, a practical way to build a digital footprint that search engines and answer engines can understand, verify and trust. Here is how I used that approach to build visibility around Seattle-to-Tucson relocation.

A real estate agent improves the chance of appearing in ChatGPT, Google AI and other answer engines by creating a clear and verifiable digital footprint. That includes a defined specialty, consistent business information, useful local content, credible reviews, authoritative third-party profiles, crawlable website pages and structured data. No single file, schema setting or marketing trick guarantees a recommendation. AI visibility is built through connected signals of relevance, authority and trust.
First Things First
What Does “Getting Recommended by ChatGPT” Actually Mean?
Real estate agents are beginning to ask a new question: “If someone asks ChatGPT for the best agent in my city, will it recommend me?” It is a fair question. It is also more complicated than most marketing companies make it sound.
ChatGPT can search the web and provide answers with links to relevant sources. Google can also use web content in AI-powered search experiences. But there is no button that lets an agent register as the preferred answer. There is no guaranteed number-one position inside every AI conversation. The answer can change based on the wording of the question, the user’s location, the available sources and the specific information being requested.
That means we need to be clear about four different outcomes. They are related, but they are not the same thing.
Being Discovered
Your pages can be crawled, indexed or otherwise found by the systems supplying information to an answer engine.
Being Cited
Your website may appear as a linked source supporting a factual answer, local explanation or market-specific recommendation.
Being Mentioned
Your name or company may be included because multiple sources connect you with a topic, service or geographic market.
Being Recommended
An answer engine may identify you as a relevant professional when the available evidence matches the user’s specific request.
Here is the honest answer: you cannot force an independent AI platform to recommend you. What you can do is make your expertise clear, useful and easy to verify. That puts you in a much better position than agents whose online presence consists of an IDX website, a half-finished biography and six identical directory listings.
OpenAI officially identifies OAI-SearchBot as the crawler used to surface websites in ChatGPT search results. A website that blocks that crawler may prevent its content from appearing in ChatGPT search answers. Allowing the crawler does not guarantee inclusion, but blocking it can remove the opportunity before your content is even evaluated.
Think of crawl access as opening the front door. It lets the visitor enter. It does not make the visitor trust everything you say once they are inside.

AI Cannot Confidently Recommend an Agent It Cannot Clearly Understand
Most agents immediately jump to content. They want to know how many blog posts to publish, which keywords to use or what kind of schema to install. Those things can matter, but they are not the starting point.
The starting point is clarity.
Who are you? What company are you associated with? What geographic areas do you serve? What services do you actually provide? Where can those claims be verified? Do your website, brokerage profile, Google Business Profile, social accounts, reviews and third-party profiles tell the same story?
If one page calls you a Seattle listing agent, another calls you a national real estate coach, a third identifies you as a Tucson luxury agent and a fourth uses an old business name and phone number, the problem is not a lack of keywords. The problem is that your digital identity is muddy.
Before an answer engine can trust your expertise, it needs to understand who you are, what you do and where you do it.

That is fine. Its job is to remove ambiguity and provide one accurate source that connects the entities.

Ten Signals That Help Build Real Estate AI Visibility
I call these signals because no single item controls the result. They work together. The goal is to create a body of evidence that makes your relevance easier to understand and your expertise easier to trust.
- A defined geographic specialty“I sell real estate” is too broad. Seattle-to-Tucson relocation, Ballard listings, Snohomish County downsizing or Tucson golf communities creates a much clearer connection between a need, a place and an agent.
- Specific servicesList the work you want to be found for, such as relocation, probate sales, senior transitions, downsizing, estate sales, first-time homebuyers, luxury homes or new construction. Give important services their own useful pages.
- Firsthand local contentPublish the details that only someone working in the market would know. Explain neighborhoods, housing styles, transaction differences, seasonal conditions, ownership costs and the tradeoffs consumers actually face.
- Consistent business informationKeep names, company relationships, addresses, phone numbers, service areas and website links accurate across your major online profiles. Consistency reduces confusion for both people and machines.
- Credible reviewsDetailed reviews can show the types of clients, locations and problems you have handled. A review saying you helped coordinate a complicated cross-state move provides more context than a generic five-star review saying “great agent.”
- Third-party corroborationBrokerage profiles, professional directories, local news, association pages, interviews, community organizations and reputable publications can independently support the claims made on your own website.
- A connected content clusterOne page rarely establishes deep authority. A primary service page supported by FAQs, neighborhood guides, market updates, videos and related articles creates a more complete resource.
- Clear internal linkingRelevant links show how your content fits together. Your relocation page should connect to neighborhood pages, the relocation planner, your biography, market information and the next step a relocating consumer should take.
- Crawlable, well-structured pagesUse descriptive titles, one clear H1, logical headings, useful text, accessible navigation, fast-loading assets and structured data where appropriate. Make important content available in the page, not hidden inside an image.
- Fresh proof and continued activityUpdate facts, publish current market insight, earn new reviews and keep profiles accurate. An abandoned website makes it harder to demonstrate that a business remains active and relevant.
You will notice that only one of those ten items is primarily technical. That is because AEO is not a secret coding project. The technical foundation matters, but it exists to help answer engines access and understand real evidence. It cannot manufacture expertise that is not there.
The Case Study
How Fox Real Estate Reached #1 for Seattle-to-Tucson Relocation
I did not choose this topic because a keyword tool told me to. My family actually relocated from the Seattle area to Tucson. I have more than two decades of Greater Seattle real estate experience, helped co-found The Madrona Group and remain connected to representation in Washington. I am also building Fox Real Estate in Southern Arizona.
That creates a legitimate bridge between two markets. It also gives me firsthand experience with the questions relocation clients ask: What should I do with my Seattle home? Which Tucson area fits the way I want to live? How do the maintenance costs change? How do I coordinate two transactions? What will surprise me after I arrive?
The strategy was to make that expertise visible and useful.
1. We selected a service specific enough to own
“Tucson real estate” is a huge topic. “Seattle-to-Tucson relocation” connects a precise audience, point of origin, destination and service. It is narrow enough to explain deeply and valuable enough to build a business around.
2. We created a definitive relocation page
The primary page answers the larger decision. It explains the lifestyle change, Tucson’s different submarkets, Arizona property considerations, options for the Seattle home, connected representation and practical next steps. It is not a thin sales page with a form at the bottom.
3. We built the reverse-direction page
Someone moving from Tucson to Seattle has a different set of questions. Creating a separate Tucson-to-Seattle page gave that audience a relevant answer without forcing both directions into one confusing article.
4. We supported the service with local depth
Tucson is not one uniform market. Supporting pages for Catalina Foothills, Oro Valley, Marana, Dove Mountain, Tucson Mountains, Tanque Verde and other communities help consumers compare lifestyles and housing options. Each page adds useful context to the larger relocation topic.
5. We added a useful planning tool
The interactive relocation planner asks about budget, lifestyle, schools, golf, mountain views, acreage and timing. It turns the website from a collection of claims into something the consumer can actually use.
6. We explained why I am qualified
The page connects my Seattle real estate background, The Madrona Group, my Tucson work and my own relocation. It gives visitors a reason to believe the advice comes from real experience instead of rewritten information from other websites.
7. We improved the supporting evidence
We added social proof, clarified business relationships, strengthened internal links, corrected confusing pages, redirected competing URLs and improved the site’s technical and content structure. The signals became more consistent because the strategy became more consistent.
The lesson is not to copy my relocation keywords. The lesson is to choose a service you can legitimately own and build the best collection of answers around it.
An agent in another market might build around military relocation, waterfront homes, downsizing, senior transitions, equestrian property, probate sales, first-time buyers or a specific move between two cities. The niche should match real experience, a real client need and a real business opportunity.
Let’s Be Honest
Generic AI Content Does Not Make You a Local Expert
AI makes content creation faster. That is useful. It also makes it incredibly easy to publish bland, repetitive articles that say the same thing as every other agent’s website.
You have seen these posts. “Five reasons to move to Seattle.” “Ten tips for first-time homebuyers.” “Why now is a great time to sell.” They contain technically correct sentences but almost no judgment, local detail or lived experience. You could swap the agent’s name and city and nobody would notice.
That is not authority. It is internet filler.
Use AI to organize your knowledge, turn a video into a draft, improve a headline, build an FAQ, summarize market data or repurpose one useful idea across several channels. Then add the part AI cannot provide on its own:
- Your opinion about the tradeoffs
- Your experience with actual transactions
- Your understanding of the local market
- Your photos, videos, examples and client questions
- Your explanation of what people commonly misunderstand
- Your professional judgment about what someone should do next
My larger position on AI for real estate agents is simple: AI amplifies the system. It does not replace the system. If your positioning is vague and your content is generic, AI helps you produce more vague, generic marketing. Awesome. Now you are invisible at scale.

Most agents do not need another 83-point checklist. They need a focused project they can complete. Here is a practical four-week plan.
Week One
Choose the Position
- Select one market, audience and service.
- Write the five questions that client asks most often.
- Review the existing search results and identify what they fail to explain.
- Decide what firsthand experience you can contribute.
Week Two
Clean Up the Identity
- Confirm your business name, phone, address and service areas.
- Update your website, Google Business Profile and major professional profiles.
- Clarify brokerage, team and brand relationships.

Do not measure this project only by traffic. Track impressions, rankings, citations, ChatGPT referral traffic, contact-form submissions, calls and the quality of conversations the content creates. OpenAI says ChatGPT referral URLs include utm_source=chatgpt.com, which can help publishers identify that traffic in analytics.
Then repeat the system. One well-built topic cluster is more valuable than publishing random posts every week with no connection to the clients you want to serve.
